What to Expect When Hiring a Property Manager

Congrats on deciding to take the first step in hiring a property manager! We want to break down the process of what to expect when hiring a property manager and what to expect when working with Kenny Realty.

Initial Meeting

First, we’ll set up an initial meeting. This can be over the phone or in person depending on what works best for you. During this initial meeting, we’ll explain our services and costs, get to know you and your property and answer any questions you may have.

Your Property

The next step is to meet you at your property so our team can view your property and determine any needed work or repairs prior to marketing. An agent will look at the size, location and amenities in order to best describe your property for our marketing. We will research rental comps in the area and advise you on the market value of your rental.

Contract

Once you decide to move forward, we’ll send over a property management agreement. Our contract details our services and gives us the power to act as your agent. We’ll send this agreement via docusign so you can read through, ask any questions that come up and send it back signed all electronically. This agreement gives us the power to act as your agents and spells out exactly the terms of our management. 

Pictures and Virtual Tour

Next, we’ll take pictures and a video virtual tour of your property. Pictures and the virtual tour will show your property in the best possible light when posted on our website and the 3rd party rental sites that we use.

On the Market

The next step is to get your property on the market! We advertise on our website as well as all the major 3rd party rental sites such as Zillow to give your property as much exposure as possible. We’ll pair the pictures and video tour with a description of the property to give prospective tenants a full picture of the property.

We use a calendar system called Calendly to set up in-person showings. Interested prospective tenants can sign up to view the property any time available between 10 and 5 Monday through Friday. We also set up weekend showings and later evening showings as needed. Our goal is to get your property rented as quickly as possible so we try to make viewing access as easy as possible.

Submitted Applications

We take applications as they come and touch base with you throughout the process. We qualify the prospective tenants to be sure they are a good fit and give you as much information so you can decide who you want to be your new tenant. We will of course guide you in your decision. As your managers, we are highly motivated for you to have a good tenant because a good tenant for you is a good tenant for us too.

Management

Once your property is rented, we take over all management. We deal with repairs and maintenance. Your tenants can submit their maintenance requests online on our website. We collect rent, pay bills and pay you out. This can be done all online or by check. We send you a ledger each month with any bills paid for your records.
